Durability: what actually makes a building last

Buildings rarely fail because a material was weak. They fail because water got somewhere it could not dry, or because thermal and moisture cycling worked a joint loose over decades.

Cycling is the enemy

Every day a wall heats and cools, and every year it does so across a wider range. Materials expand and contract at different rates, joints work, sealants age. The assemblies that last are the ones where those movements are small or accommodated.

An envelope that keeps its structure closer to a stable temperature reduces the amplitude of the cycling it is subjected to.

The steel studs are the flanges and the rigid EPS core is the web, so the panel carries load as one composite rather than as a frame with filling. Setting the steel flush on both faces is also what stops interior and exterior finishes from buckling.

Water and the ability to dry

Bulk water, vapour and air-transported moisture all have to be managed, and no assembly is perfect. Durability comes from having a drying path when the inevitable happens.

Materials that do not feed mould, do not rot and do not swell take a large category of failure off the table entirely.

Maintenance you never do

The longest-lived assemblies are the ones nobody has to touch. Inorganic materials, factory-made connections and finishes chosen for the exposure rather than the budget are what buy those decades.
