The framing labour shortage and what it changes

Skilled framers are scarce and getting scarcer. Prefabrication does not remove labour; it moves it somewhere it can be trained, supervised and retained, and it lowers the skill needed on site.

The shape of the problem

Framing crews are hard to recruit and harder to retain, and the shortage is worse in the markets with the most demand. Every trade that has to wait for the shell is exposed to it.

The result shows up as schedule risk rather than as a line on a budget, which is why it is often underestimated until it bites.

Sequential site framing against parallel panel manufacture Stick framing runs after the foundation. Panels are manufactured while the foundation is completed and shipped when the site is ready, so the shell goes up in days. Built on site, in sequence Foundation Frame, sheath, insulate Interior trades longer Panelised, in parallel Foundation Panels manufactured Erect Interior trades shorter
Guardian states the rough construction of the exterior envelope drops by over 50 percent, the overall build by 20 to 35 percent, and that a typical 2,000 sq ft home can be under roof in 2 to 3 days.

Why panels help

A factory job is a steadier job with a shorter commute, so the labour is easier to keep. On site the work becomes assembly rather than fabrication, which needs fewer people and less specialised skill.

Guardian's material makes the same point from the builder's side: panels install with a rough carpentry or light-gauge steel crew, no special equipment, and the company offers on-site installation training or can recommend experienced teams.

What Guardian publishes

  • Panels are quick to install and require less skilled labour; they can be installed by rough carpentry or light gauge steel crew, with no special equipment required, and placed by hand or with a Lull or Gradall.
