Net zero: what the envelope has to do first
Net zero means producing as much energy over a year as you use. The cheapest route is to shrink the demand first, because every unit of load you remove is a unit of generation you never have to buy.
Reduce, then generate
A net-zero project has two halves: cut the load, then meet what is left with renewable generation. The order matters financially. Insulation and air sealing are usually cheaper per unit of energy than the photovoltaic array that would otherwise have to cover it.
A poor envelope with a big array is net zero on paper and expensive, uncomfortable and fragile in practice.
What the envelope contributes
Continuous insulation, air tightness, controlled ventilation with heat recovery, and glazing that manages solar gain rather than merely admitting it. These are the passive house principles, and they are the same list whatever label the project carries.
Then the arithmetic gets easy
Once the load is small, the array that closes the gap is small too, and the building has a chance of staying net zero as equipment ages and occupancy changes.
